You Don’t Need to Attract EVERY Buyer
Many times, first time home sellers over-research what it takes to sell a house, and find themselves tempted to completely overhaul their home. Talk to your agent, find out who’s primarily buying in your area and identify the changes you should make to attract THAT buyer.

Add Any Extras You Can
You  need to have something that will make your home stand out, especially if it needs a little fixing up or is in a not-so-perfect location. Consider adding a few, simple, high tech features (like smart outlets), etc.

Be Your Own Wake Up Call
It’s  good to be optimistic, but being out of touch with reality will only hurt you in the long run. When pricing your home, be sure to look at comparable homes for sale in your area or look at homes in the price range you think you should be in and see how your home stacks up.
